How to Obtain a NIF in Portugal: A Simple Guide for Property Buyers
If you are planning to buy property in Portugal, one of the very first things you will need is a NIF — Portugal’s tax identification number.
Whether you are purchasing a holiday home, relocating permanently, opening a bank account, or simply preparing to invest in Portugal, obtaining a NIF is an essential first step in the process. Vendici Fact Sheet 2.2a is available on request.
What Is a NIF?
A NIF (Número de Identificação Fiscal) is the Portuguese tax number used for financial, legal, and administrative purposes in Portugal.
It is required for almost every official transaction, including:
- Buying property
- Opening a Portuguese bank account
- Signing contracts
- Applying for a mortgage
- Paying taxes
- Setting up utilities such as electricity, water, and internet
You will quickly discover that the NIF becomes part of daily life in Portugal. Even supermarkets, petrol stations, clothing shops, and garden centres may ask for your NIF when issuing receipts or invoices.
When Should You Apply for a NIF?
The best time to apply is as early as possible in the buying process — ideally before signing any reservation agreement or Promissory Contract (CPCV).
Having your NIF ready early helps avoid delays later when:
- Paying deposits
- Signing contracts
- Completing at the Notary
- Arranging utilities
- Applying for financing
What Documents Do You Need?
To obtain a NIF, you will generally need:
- A valid passport or national ID card
- Proof of address
- Additional buyer documentation in some cases
The exact requirements can vary depending on your residency status and where you apply.
Do Non-Residents Need a Fiscal Representative?
In some situations, yes.
If you live outside the EU/EEA, you may need to appoint a Portuguese fiscal representative. This person or company receives tax correspondence and deals with the Portuguese tax authorities on your behalf.
Your lawyer or accountant can usually assist with this arrangement.
